Age inclusive neighbourhood – Teglværkskvarteret

Living communities for an ageing population

Teglværkskvarteret is Allerød’s new mixed residential district designed for an aging population. Through this development project, PensionDanmark has ambitious goals to expand housing choices and enhance quality of life for seniors and multiple generations. Elderly residents share the same housing aspirations as everyone else—they desire healthy, socially connected lives. The key difference lies in how architecture, communities and caretaking must respond to fulfill these dreams.

NORD Architects is providing master plan consultation for Teglværkskvarteret and designing the 220 homes, creating a neighborhood with diverse housing options for all ages where residents across different life stages can live as neighbors. The design offers a comprehensive range of housing typologies that align with seniors’ preferences and requirements.

The new district encompasses varied residential communities, including a nursing home, senior-friendly housing and multigenerational co-housing. These diverse housing options are unified through thoughtful landscape integration. Communal buildings and shared facilities serve as consistent elements throughout the master plan, providing frameworks for social interaction and community engagement.

The master plan draws inspiration from the site’s undulating topography, a legacy of its former brick factory operations. Communities and buildings are seamlessly woven into the landscape, maintaining direct connections to naature while creating spaces for vegetation and biodiversity throughout.

The entire neighborhood is built on principles aiming at a development to be as sustainable as possible. Including stormwater management and climate adaptation integrated into the landscape design, while diversity in habitat types and plantings ensure biodiversity and wetland areas and create living conditions for abundant wildlife. DGNB Gold certification of the buildings ensures a minimal carbon footprint.

The site and the new nursing home have been developed through collaboration between PensionDanmark, Allerød Municipality, and Diakonissestiftelsen, which will be responsible for operating and providing care at the upcoming independent nursing home.
